Planning due diligence
A planning due diligence review can assist in identifying the development potential of a property and the planning matters that may influence a future proposal.
Depending on the site and the intended development, our review can include:
- zoning and land use permissibility;
- applicable Local Environmental Plan and Development Control Plan provisions;
- building height, floor space ratio and other development standards;
- minimum lot size and subdivision controls;
- setbacks, landscaping, private open space and parking requirements;
- relevant State Environmental Planning Policies;
- heritage, flooding, bushfire, biodiversity and other mapped constraints;
- complying development opportunities;
- potential Clause 4.6 variations;
- likely approval pathways; and
- other site specific planning considerations.
Where an issue requires specialist investigation, we can also identify the need for input from other consultants such as traffic engineers, flood consultants, bushfire consultants, heritage specialists, arborists or acoustic consultants.
Preliminary planning advice
We also provide preliminary planning advice for clients who already have a development proposal or concept under consideration.
This can involve reviewing preliminary plans against the relevant planning controls, identifying areas of compliance or potential non-compliance and providing advice to the client and design team before the proposal is progressed further.
