Modification Applications
Cutting Edge Planning prepares modification applications for approved developments where changes are required after development consent has been issued.
Our involvement can include reviewing the existing consent, approved plans and proposed amendments to determine the appropriate modification pathway and the planning matters that need to be addressed.
Modification review
Depending on the proposed changes, our review can include:
- review of the existing development consent and approved plans;
- assessment of the proposed amendments;
- advice on the appropriate modification pathway;
- consideration of whether the development remains substantially the same as the approved development;
- review of relevant planning controls and conditions of consent;
- identification of any new or additional planning impacts arising from the changes; and
- advice on whether supporting consultant information is required.
Preparing the modification application
We prepare the planning documentation required to support the modification application and coordinate with the project team where amended plans or supporting reports are required.
Our work can include:
- preparation of the modification planning report;
- assessment of the proposed changes against the relevant statutory requirements;
- review of amended architectural plans;
- coordination with architects, engineers and other consultants;
- preparation of responses to planning issues arising from the proposed amendments; and
- assistance with lodgement of the modification application.
During assessment
We can continue to assist during Council’s assessment of the modification application, including reviewing requests for additional information, coordinating amendments and preparing responses to planning matters raised during assessment.
